Integra Home Counseling Inc.(IHC), will soon be rebranded "Envision Home Guidance Center" IHC is the only U.S. Dept. of Housing & Urban Development (HUD) Approved Housing Counseling Agency located in Monroe County PA with 2 HUD Certified Housing Counselors on staff, one of which is a Certified Financial Coach, along with being an Act 91 Housing Emergency Mortgage Assistance Program (HEMAP) Approved Agency through the Pennsylvania Housing Finance Agency (PHFA).
Our HUD Housing Counseling Program supports the delivery of a wide variety of housing counseling services to homebuyers, homeowners, low- to moderate-income renters, and the unhoused (often referred to as homeless).


The primary objectives of our Program are to improve financial literacy, expand homeownership opportunities, improve access to affordable housing, and preserve homeownership.





Our staff of HUD Certified Housing Counselors are trained to provide the following services:

-Fair Housing Education Workshops

-Home Improvement and Rehabilitation Counseling

-Mortgage Delinquency and Default Resolution Counseling

-Non-Delinquency Post Purchase Workshops and Counseling

-Pre-Home Purchase Counseling
-Pre-Purchase Homebuyer Education Workshops

-Predatory Lending Education Workshops

-Rental Housing Counseling and Workshops

-Resolving/Preventing Mortgage Delinquency
-Reverse Mortgage Counseling

-Housing Counseling Services for the Unhoused

Our Pre-home purchase counseling can help homebuyers become eligible for various financial benefits, including:

-Provided information on fair housing, fair lending, and accessibility rights
-Developed sustainable household budgets
-Assisted clients to improve their financial capacity (reduce debt load, increase savings, increase credit score)

Fee Amounts: Fees for Services at Integra Home Counseling, Inc.

-Unhoused (Homeless) Intervention and/or Prevention: FREE of All Fees
-Act 91 PHFA HEMAP Application/Complaint in Foreclosure/Eviction Notice/Unpaid Tax Sale or Sheriff Sale: FREE of All Fees
-Pre Home Rental Counseling: $50 per case per household
-Post Home Rental Counseling: $10 per case per household
-Pre Home Purchase Counseling: $100 per case per household
-Post Home Purchase Counseling: $25 per case per household
-A Final Modification, Qualified Written Request, and/or filing of a State Attorney General Complaint Form: $25 per occurrence
-Credit Report Fee: Equal to current cost charged to Integra Home Counseling Inc.
-Copies of Original Documents: $.25 per one-sided page, $.50 per two-sided page
-Cancellation of Appointment less than 24 hours prior to it: $5 per occurrence
-More than 15 minutes Late for Appointment: $5 per each 15 minute period up to One Hour, after -One Hour late your appointment will be canceled and documented as a No Show/No Call.
-No Show/No Call: $20 per unattended appointment
-Emergency Cancellations made within 24 hours of your appointment will be excluded from the No Show/No Call Fee. In the event that you can't contact us prior to your appointment because of the Emergency, we kindly request that you contact us as soon as possible afterward.
-Fees are to be Paid before and/or at your Next Scheduled Appointment
-We require fees to be paid in CASH. A receipt will be issued to you.
-Integra Home Counseling Inc. in accordance with HUD Guidelines reserves the right to waive and/or reduce the amount of any of our Fees on a case-by-case basis. We will determine that after a financial analysis and case study has been completed by our staff. Our Executive Director must give Final Approval before the issuing of either a Lowered Fee/s or Waived Fee/s.
